Most standard policies don't cover short-term rental activity. Here's what hosts actually need before their first guest arrives.
Most hosts assume they're covered. They've had their homeowner's policy for years, they're responsible people, and they figure Airbnb's built-in protection probably handles the rest.
Then something happens. A guest slips on a wet step. A pipe bursts during a stay and damages their belongings. Someone throws a party that ends with a broken window and a neighbor complaint.
That's when they find out their policy has a short-term rental exclusion. An exclusion is a clause in your policy that removes coverage for specific situations. In this case, it means renting your home to guests isn't covered at all.

Standard homeowner's insurance is designed for properties where the owner lives full-time. AirCover is a good starting point, and it's included automatically when you host on Airbnb. It covers up to $3 million in host liability and $3 million in damage protection for Airbnb bookings.
But there are gaps worth knowing about. AirCover only covers stays booked through Airbnb. If a guest books directly, or through another platform, you're on your own. It also doesn't replace a homeowner's policy. Building damage, loss of rental income, and some types of liability claims may fall outside what AirCover covers.
Most experienced hosts treat AirCover as a supplement, not a substitute.

Prices vary depending on the property, location, and how much coverage you want (the maximum amount your insurance will pay), but most STR-specific policies run between $100 and $200 per month for a single-family home.
Is that worth it? Think about what a week of lost rental income plus an uninsured damage claim would cost. Most hosts find the monthly cost is worth it.
